• CHECK IN AND CHECK OUT

The arrival day, the rooms will be to your disposition from 3:00 p.m. eventually, you can leave also the baggage the morning. The room will stay reserved until 12:00 a.m. following the day of planned arrival. For the arrival in the night, please, telephone to the number +39 0332 892447 so that we can welcome to you. You communicate the name of the aerial company and the number of the aerial flight for possible transports from Malpensa airport. This will avoid to you to wait for a lot of time in the airport. You communicate a number telephone for possible contacts during your trip. In the departure day we pray you to leave the room within hours 11:00 a.m. free. Compatibly to the possibilities of the moment, we will be available to come to an agreement the widest flexibility regarding these timetables.

2) FORMALITY OF BOOKING AND ANNULMENT

A deposit has asked of the 30% of the total price of the stay.

The account balance of the stay will have to be carried out to the arrival with the more comfortable mean of payment to you: cash, with check orbank draft.

• CANCELLATION OF BOOKING

The conditions in case of cancellation are:

- nothing will be deducted from your credit card at the time of booking;

- payment will be effected at the arrival of the stay;

- in case of cancellation: until 15 days before the stay nothing will be deducted from your credit card and the deposit will be returned in full;

- in case of cancellation: inside 15 days before the stay, cost for one night will be charged;

- in case of no show without notification, the total amount will be deducted from the credit card or the amount of the deposit will be withheld (credit transfer or money order);

- in case of no show without notification, the room will stay reserved until 12,00 hrs following the day of planned arrival;

- an unplanned, earlier departure must be notified at arrival, to avoid paying the full amount.

Exceptions, documented, in case of emergencies are possible. Responsibility of the customer or his hosts. If the customer, or his hosts, bring damages to the lodging or to its content, the customer will be thought responsible of such damage. Relative expenses will be debited to the customer at the moment of the departure.

3) INFORMATION ON THE STAY

• RESPONSIBILITY

If the guest provokes damages to the lodging or to the content, he will be held responsible of the damage. The expenses will be debited to him to the moment or subsequently the departure.

• ANIMALS

Our small friends to four legs, unfortunately, they cannot be approved. I have 4 dogs, nice but they is an a little spoiled.

• SMOKER

It is not possible to smoke inside the B&B.

• NUMBER OF PEOPLE

The lodging is not permitted to non recorded people, in the structure. I reserve the right of choice to the entry in the lodging if this rule is not observed.

• CLEANINGS

The daily cleanings of the rooms, in the formula Bed & Breakfast, are inclusive. The rooms are clean between the hours 11:00 and the hours 15:00; in this interval the guest has to leave the room free: if the guest remains in the room and doesn't allow the access for the cleanings these they are postponed a following day. In the formula house vacations daily cleaning is not inclusive. Obligatory the payment of a final cleaning of the lodging.

• KITCHEN AND ANGLE COOKING

The kitchen and angle cooking they are usable only with the formula rent short time House Vacations. With the formula Bed & Breakfast the use of the kitchen has every day supplement of Euro 5,00.

• LIGHT AND GAS

The expenses, light and gas, are not included in the formula rent short term House Vacation if subsequently specified not.· KEYS The keys are delivered with a security of European 10,00. The security will be returned after the restitution of the keys.
